You can easily put 50,000 into the first one. Windows from '77 are due for replacement, no need to mess around. Then you could insulate the roof. Maybe add realtor fees? Quickly you're at 330,000 euros. But you'd have to see. Bathrooms? In the last 2 years, we had the two bathrooms in our apartment redone. That was about 20,000 euros.

This is how you should handle it and during this time check whether you even want to own a home. Just because your friends are building doesn’t mean it has to be the ultimate thing for you too. So beware of who binds themselves forever ... that also applies to real estate. Independence is also very valuable and you cannot offset pure rent against a mortgage. In the end, you pay more (clearly interest), have to build reserves additionally, and every sheet that breaks has to be replaced by yourself.

Hello,

we (my wife and I) are 30 and 41 years old. After three years of planning and construction, we moved into our newly built "house" in February.

However, when I was 25 years old (still unmarried at the time), I bought a small (60 sqm) newly built apartment, which has been paid off for two years now and is now helping us significantly with EUR 690.00 rental income (before tax) per month to finance the house.

After paying off the financing, we then saved the former loan installment + the previous savings rate completely for the house - in these two years, a considerable amount of equity has also been accumulated.

Maybe that could be an option for you too - initially acquire a nice (and sufficiently large) condominium and dare to make the jump into your own house within 10 years.

Paying off the condo was of course only possible with corresponding special repayments, but that has now created a fairly good starting position for us, and the financing of the house is not quite so painful.

Regarding labor law, a membership in an association or labor union could be an alternative (I don’t have that either). Apparently, I have been lucky so far *knock on wood*. Dental cleaning costs me 60 euros per treatment (= once a year). How much does the insurance cost? I have to research that, this idea was new to me .

Ah, okay, I agree! The two options basically come down to the same thing: used costs almost as much as new (IMHO it then depends on the location).

Yes, yes, I know . Although I modestly believe for myself that I already know that I know nothing. My problem is, I want to understand (before I decide). And there I certainly see deficits on the sellers' side.

Also in Baden-Württemberg, there is a 5% property transfer tax (+ notary, worst case broker) – you should at least keep in mind that this money is gone (you can also convert it into rent and value increases are not guaranteed).

    [*]I also immediately noticed that you have quite a few insurances. Just a remark from me: Insurance usually does not pay off financially; it only covers a risk. It can’t be different because from the contributions the salaries of many employees (including managers), premises, commissions, advertising, etc., have to be paid. That’s why we save half of that alone and live correspondingly more risky.


    [*]The leisure category is also conspicuously large. We (2 adults + child) come to 100 €, which is 3600 € less per year
    [*]What I think is missing are additional car costs. Besides workshop costs, depreciation must especially be taken into account. Even with two small cars, these are already significant amounts. If you "save" the depreciation monthly on a separate account, you first see how expensive such a car really is.
