How does everyone afford a house?

In my opinion, in the urban and/or tourist areas of BWs there is only the possibility to build if you either inherit (1), live extremely frugally (2) or earn an exorbitant amount (3). With land prices starting at 500€/sqm and correspondingly high construction costs here, I always look with amazement at other parts of the country. There, projects are sometimes carried out with relatively average salaries and (apparently) without significant support. In Esslingen, for example, it is rather the case that numerous well/very well earning people cannot build at all because there is no land available, and existing properties sell at astronomical prices. Sad, but true.

Yes, of course! That’s why we only want the house in 2-3 years. But since we expect to have to search a long time for our desired property, we’re starting now. Our first child is also planned in 3 years, so a children’s room should already be there. Even better, a second one. An apartment of the corresponding size is already so incredibly expensive that it can be compared to a small house.


That’s how it is. We’re also mainly looking in the Esslingen and Reutlingen districts...

So my wife and I together saved 40% equity for the house construction up to the building phase (construction start at age 31). Although I studied, and my wife had a paid training (which was mostly financed by her parents). However, we both always worked on the side and lived very frugally; even after graduating/training, we together stayed well under 1k costs per month. We always knew that we wanted a detached single-family house, so we just lived frugally. But I never felt like I missed anything or suffered. For example, I was never the "100€ weekend pub visit" type. I know quite a few who wasted many many thousands of euros over the years, and so on. For the house construction, I even had some money that I had saved during my community service time. Back then, there were still interest payments on "credit balances," so over the years a small five-figure amount probably accumulated.

That's really insane... under 1000 euros. I can never imagine how that should be possible. But this seems to be how one can afford a nice house. I'm slowly getting closer to reality...

A recipient of Hartz IV has to get by with €354.00/month, if I'm not mistaken. Everything is possible; in the case of the poor sod, it even has to be
