@Bauexperte: I rather suspect that the OP basically wants to build with the developer, but is asking how to best accommodate his special requests (fireplace, facing bricks, etc.). Regards, Dirk

That's how it is! Here in NRW, a four-page questionnaire arrives at home just a few days after the notarized contract signing, which must be completed and returned along with additional documents. Among other things, *all* offers ever obtained for the development of the property must be enclosed. The tax office digs pretty deep. :(

Hello,


Trade bricklayer, trade carpenter, trade roofer, trade windows including front door as well as exterior plaster or facing bricks.

Inside the house, all walls are standing; from the stair builder trade onwards, you have to tender, award, and commission all further necessary trades yourself.

I doubt that the developer will allow so many trades to be taken out and outsourced. That also means losing his margin. We also had a similar case with land and developer and were able to place many special requests for an additional charge. And yes, tax was due on the entire purchase. The problem is when the developer builds exclusively on the land, you have no chance. Take it or leave it. I could imagine that he can choose the "right" customers.
