That is the downside; it depends on the location of the plot. If there are many interested buyers willing to purchase, the general contractor certainly won't let anyone take the bread out of their mouth without good reason ;)

The GÜ (or maybe the developer after all?) will tell you how much savings you get if you do it yourself – however, it is rarely the case that you can pay for your own craftsman including materials with the savings. The GÜ wants to make a profit somewhere – and the fact that the broker does not receive a commission for it, in my opinion, indicates that he is paid by the GÜ. So there is another economic connection (see tax) and an increased need to make money from this deal on the part of the GÜ.

As a rule, the general contractor hardly ever names the individual prices. At least that was the case for us. Well, we didn’t want to do anything alone anyway, or rather, he wouldn’t have allowed it. The problem was the location of the property, which was very attractive to buyers.

As a rule, if you have special requests, you will be quoted an additional price. If it is a solid house, you will hardly get an (even) cheaper standard installed that makes it cheaper.

If the GÜ estimates that a trade costs €8000, and you find a craftsman who does it for €7000, it is quite possible that the GÜ will only waive €6000 for you and additionally exempt themselves from any warranty of the trades below. Such things should be asked about or taken into account in your considerations.

Oh man, really complicated... So at the next appointment I’ll probably have to ask the realtor a lot of questions? How do the [GÜ] actually value the house overall? So, do they need the floor plans to give a price or how does that work? I mean the general process. We will only decide 100% when we know the exact price and everything fits. But does the [GÜ] or realtor or whoever usually go into planning in advance or how does that usually work?
