With us, it would be approximately 670m² of plot area. We have planned a house in Tuscan style with a garage.

The construction company certainly cannot say anything about profitability, at least not from your perspective. Seen that way, the entire house-building project is dead (because it is not profitable!). It's off-topic, but that always annoys me about construction companies ... Ultimately, this means they don't want to offer you the basement as it would have to be executed here (because they are afraid that you won't take it and the effort of planning and preparing an offer was for nothing). Unfortunately, many don't dare to at least give a ballpark figure (e.g., 60,000 euros +- X) -- and then you can say whether you want a qualified offer.

What nonsense! If I don't show it cost-wise, how, please, is a potential builder supposed to decide for or against a basement?

It is correct and important that providers inform about the basement costs; to show the interested parties the pros and cons. If they were to omit this, the outcry on the other side would be very loud. So, however we do it, there are always pros and cons living together in harmony :confused:


That always depends on what mindset the interested parties approach the adventure of building a house with. Every pot finds its lid ;)

Without a concrete offer -- with costs -- the builder cannot decide, that’s what I’m saying.

Although we have a large plot of land (1,700 sqm), we had a relatively small building window (9X13), so a basement (partial basement) was important to us. We have indeed partially developed it for living (underfloor heating, 2.50m height, plastered, tiled and vinyl floors, large basement windows, guest shower bathroom). However, we also had 11 meters of sandy soil (without groundwater up to 11 meters). With high groundwater, I would forgo it.
