I think you’re making the mistake of only going for bargain houses, which can ultimately turn into money pits. Take a look at the houses within your budget where not much work is needed. Maybe bathrooms could be done later on and so on.
I don’t know where you found houses where hardly anything needs to be done. We only had one from a private seller and that went to a bidding process. In retrospect, we should have bid higher because the property (except for the borderline location) would have been really good. Otherwise, there’s nothing on the market where hardly anything needs to be done. The newest house was built in 2015 for 290k. The interior finishing was done by Russians and it was really bad. The agent already said that you would probably need to put in another 30k... Plus the tenants didn’t treat everything very carefully. In addition, it was a corner plot with just under 400 sqm and no real parking space...
