Good morning,

We looked at a house yesterday. 115sqm living space, fully basemented, 1000sqm plot and central but quiet location. The floor plan fits us. The roof is still good, the roof truss is dry, not Eternit but Braas tiles covered with cement. There are two large mold spots on the ceiling in the upper floor, which probably come from the chimney. However, this may already have been fixed as the chimney was covered with slate.

The big problem here is the basement or the ground floor. On the ground floor, the wallpaper is peeling off and there is mold underneath. The basement is also damp. All windows are single-glazed and mostly leaky and rotted. It probably rains in the basement as well. So the house is full of work... What do you think?

We now have to quickly go through it again with someone expert. At the moment we are still in the pool position. Oh yes... purchase price 189k

Mold looks nasty. Is the price attractive?

How long has the house been unoccupied now? If the house is still to receive insulation, then the problem should disappear (mold must of course be removed, whether with or without plaster, remains to be seen). If you want to live in it without insulation, then you cannot say how prone to mold the house will be. It should not get as bad as it is now. No idea where this is, but here it would be a sought-after demolition property.

That is even a potential demolition object for me. With that year of construction and such damage - it was probably not maintained at all or the substance is catastrophic.

So demolition and new construction is unfortunately not an option for us. The house has maybe been empty for about three months. There is no heating installed, but somehow it was heated with oil (we were told with a can). Basically, nothing was done. However, the structure still looks quite good. The basement is at ground level at the back. On one side, it looks as if it has already been accessed from the outside.
