House purchase upcoming - built in '62, full renovation necessary! Price?

You don't have to, it's existing, and basically you're only obligated to insulate the top floor ceiling or the roof (and even that is not enforced).

However, I don't believe like Nordlys that it has facing bricks. In the first photo, at the bottom left by the downpipe, there is a light flaw in the wall, which seems to be slip bricks. In 1962, on the other hand, it could also very well be a hollow block brick built in, which would be the 30cm.

Insulating that will be difficult. However, you can still use KFW funding (individual measures); it won't be enough for an efficiency house without insulating the exterior walls.

No. Instead, you should look for a different property.

I thought I had already written it clearly: this is a grateful property for an appreciative buyer who sees a house in it. However, you apparently are not or do not act as such:

... and it goes on ... You apparently see a plot here, whose development you want to revert to a shell construction. For someone with this attitude, it is clearly the wrong property and relatively a bottomless pit. In the end, you then pay a lover’s price, which really only a lover should do. If more than the location does not interest you about the little house, then leave it in good hands.

Thank you for your opinion but the location is already very good for us and the price is also good for the market here (as I have found out by now, after hearing what others have paid for similar houses). With our budget, we could renovate it the way we like... A new build would be significantly more expensive overall (I think) and there are no plots available at the moment...

What do you think about the viewing, would you rather take a building surveyor (IHK/TÜV, master bricklayer, civil engineer) or an architect specialized in old building renovation who might also be commissioned later?

Oh yes, and regarding the wall structure: neighbor said [Kalksandstein, Hohlraum, Verblender]

First-time building owners tend to have naive ideas about the supposed shortness of the remaining "final" stretch between the milestones "shell construction" and "move-in ready." I see you getting a still recognizable used property for 85 to 90% of the new construction price along this path, harshly put a "settlement house with underfloor heating, new sanitary fixtures, and an increased number of sockets" – my Cologne idea of a bargain looks different ;-)

He is probably right. You just can't turn an Opel Kadett into an Audi A3. If someone doesn't want a Kadett, they shouldn't buy one.
