This is certainly not a demolition property. It looks well-maintained and in good condition. With a similar plot price, you end up around 170k for these properties. Karsten

Please list exactly what needs to be done. Interior doors, floors, bathrooms, roofing, etc... with your list it’s just guesswork (and even then only a very rough estimate will be possible... electrical work can cost 12,000 or you can sink 50,000, depending on requirements).

We did it so that before signing the contract we had the property inspected by a structural engineer to determine the rough costs, and he also gave us rough figures for the desired renovations. We then listed these in writing for the bank and received the corresponding loan amount. Be sure to plan a buffer!

The problem can be that the valuation based on condition, cost expenditure, etc. fails when high demand in the region meets zero building land or when the location is very nice. I'll give you an extreme example: the old lighthouse keeper's house here was forcibly auctioned. 1930s, 75 sqm living space, demolition condition, achieved price 600 thousand, they bid up endlessly because it is a direct beach property with nothing between the sea and the house, no path, nothing. That attracted city dwellers like a tomcat to a cat in heat. Karsten

Thank you for your opinion. So a demolition is definitely out of the question.

Actually, it should be considered as a shell construction. Everything has to be new.

I would want to have the following things done...
New roof with dormers, insulation including extension (dry construction) 50k€
Move walls with structural engineer and beams (demolition of 2 and 1 new) 5.5k€
Electrical work 10k€
Painter 5k€
Heating complete (radiators/underfloor) 15k€
Tiles 3k€
Windows and front door 25k€
Bathrooms 15k€
Kitchen 10k€
Carport 5k€

DIY work...
Move walls (disposal/demolition) 0.5k€
Insulate basement ceiling 1k€
Completely gut and lay vinyl 3k€

Buffer 20k€

That comes to about 168k€... is that realistic?

How about the facade? The masonry is 30cm. Do I have to have it insulated? How expensive would it be to "renew" the facade or the joints?

I would like to apply for KfW... it mentions 14cm insulation. What exactly does that mean?

If there is an air layer behind the cladding, then blow in Perlite there, that helps. The windows do not look effective in the photos.

So at first glance, I think it can be done with discipline, although some things will probably become more expensive, but you do have a buffer. Regarding the insulation, I would consult a specialist. A surveyor is recommended anyway for existing houses. He can assess on site what costs you should calculate. Much depends on the areas, that is the areas of the ceilings, floors, walls, roof surface, etc. But roughly speaking, I think it should more or less work out in the end... but as I said, definitely ask a professional! The money is very well invested!
