As "Kikolool" correctly pointed out, you can't avoid comparing the construction descriptions via a table; a small help (but really a small help) can be the sample construction description from the consumer advice center. If you don't feel comfortable doing that, professional help is available everywhere.
Basically, you have to assume that what is not described in the construction description (BB) — or in so-called additional agreements (ZV) — is considered not purchased. Therefore — if a seller makes promises that are not found in the BB or ZV, always insist that they are confirmed in writing. A reputable provider will have no problems with this; if a provider refuses, you should immediately eliminate them.
