House placement on the property, ideas sought

Hello everyone,

I am planning to build a house in the next few years. There is nothing concrete yet and the start date is not clear either, but probably in 2017. So there should still be enough time. Currently, I am still looking into possible building plots. Among other things, I have the option to use my parents’ large garden as a building site. From the large property, I could have about 640 m². It is not yet developed, but the land itself would be very inexpensive. Therefore, this option is currently quite far ahead. However, it is disturbing that the plot is relatively narrow and the two neighboring houses are relatively close. To the left is my parents’ house, to the right of the property is the garage and the house of the neighbors. The map is oriented to the north. That is the general situation.

It is important to me that the garage is not between my parents’ house and my house and that I am not too close to the neighbors, but also not too close to my parents’ house. Six meters between two houses is already very little, or what do you think?

Do you perhaps have suggestions on how to best fit a house about 11x10m and a large garage max. 7x8m on this? Feel free to include a drawing.

What does the development plan say about the restrictions (building lines and floor area ratio, for example)? I now see a normally shaped plot without problems... A garage of that size would first have to be approved, for example for a boundary building.

The area is a general residential area (WA) and the floor area ratio and plot ratio are 0.4 and 0.8 respectively. Otherwise, as far as I know, there are no restrictions. Border construction would not be a problem, as the neighbors will agree without any issues.

You have to decide a few fundamental things:
- large garden in the south or two equally sized gardens in the south and north?
- where should the driveway be?
- garage detached or attached to the house
- where do you want the terrace? Some prefer the clear southern exposure, some, for example, a second terrace in the north.

etc.

No, not yet. I first want to become aware if it suits me and then decide. Can I already stop by the building authority before the division?




I tend to a small garden in the south. The driveway would optimally be directly on the eastern boundary next to the neighbor. I don’t mind about the garage, both are okay. However, it should not block the view to the south. The terrace could be in the south or southwest, one is sufficient.
I have already thought of two variants myself but I don’t really like either. That’s why I was hoping for some suggestions.




By that I mean that the houses on the neighboring plots are relatively close and I don’t necessarily want to look at the neighbor’s garage when looking out of the window of my house standing 4 meters away. I’m probably a bit spoiled because where I’m from the houses always have a distance of 15-20 meters to each other.
