Thank you for the information. I would also be interested in the dimensions. How wide is the red car area at the front and on the left? How wide is the building window and how wide is the property?

Hello everyone,

thank you very much for the numerous responses.

The plot is approximately 24m wide and 25m long. The building envelope extends about 16m in width and length respectively.

The red car area on the left is 3m and towards the front it is 5 min.

I am considering placing the house at the top left. This way I would have my terrace facing the street and the bend.

I would personally plan differently and use more the west side for the evening garden and create another terrace somewhere in the east.

I am convinced that the yellow area adjacent to the building envelope represents an extension for the garages. Restricting oneself only to yellow terrain makes no sense.
Therefore, I have two proposals for a standard house 10/11 x 8 with a gable roof and double garage.
I personally tend to like different living and utility areas also in the garden and several terraces.

Keep in mind that the dimensions in the eastern area are only approximate, I have simply used a rectangle :)

Hello,

thank you very much for your feedback. The house is oriented more towards the southwest. That is why we also had the idea to place the house as far as possible to the left side.

If you have just set the plan, where you wrote "Südwest" it is actually South. Southwest is more like at half past seven ;)
Therefore, I would keep the west side free and maintain more distance to the neighbor, because one probably spends more time there in the summer. Also, I would position the house more towards the east so that you have less trouble with the long shadow in the evening from the neighbor to the west.
A breakfast terrace can be planned more flexibly in the northeast or southeast or somewhere smaller in between.
Also, you wrote that the eaves side must face the street. That would not be the case for you, unless you are planning a semi-detached house or a single terraced house.

Do you intend to build only a carport or do you want/have to build more parking spaces?

I would move the carport/garage a bit further to the right because of the southwest sun, so that it still connects to the house but also serves as a privacy screen.

Personally, I am not at all a fan of hidden entrances, and I would also not design the preferred terrace location as an entrance.

Why don’t you want a west-facing terrace?

According to the development plan, the property faces the street towards the southwest. I have also already been on site and my compass indicated southwest there as well.

Thus, I would have the evening sun (west) on the side of the front terrace. In the morning or at midday, I would have the southeast or south sun on the other side (right).

Another advantage is that I have no neighbors on the right side and can therefore look undisturbed into the greenery (at the bend), instead of at the neighbor’s plate.

Why is the rule about the eaves side facing the street not being followed?
