Why is the eaves side facing the street not being adhered to?
The eaves are normally located on the longer side of the house. If the eaves are on the short side, a house looks unusual, so not exactly nice – as I said: like a cut-out row house.

You can assume that you want to build a relatively normal standard house in terms of shape/floor plan, otherwise you would have mentioned it if it were different ;)
If it is supposed to be SW down there, then you are probably right – then the plan is not oriented to north.
It would still bother me to have a hidden entrance; there are better options.
And as I already said: it will probably be the case that you have more freedom to place the garage/carport than just the yellow area.
The yellow area will very likely be an extension of the building window for the parking spaces, anything else would be nonsense: the upper area is only about one meter, the lower one five, which is not enough for a parking space but precisely enough for the boundary building that one can do but probably does not have to.
