: Yes, all doors and windows have lockable handles, so we can lock both balconies.

The basement is partially developed for living, especially the guest room.

If you are unsure about the 5mm, then simply request proof that the execution complies with the [aRdT]. You do not have to prove their non-compliance; rather, the contractor must prove the proper execution of their service.

Hello everyone,

Well, I don’t know how current the topic still is, but the 5 mm can be explained by the different thicknesses of the floor coverings: vinyl is 5 mm, tiles are 10 mm. Hopefully I understood that correctly: was the floor covering already installed? A height difference of 5 mm is not a defect, not even in the barrier-free area. The question here would be how much screed including underlay (thermal or impact sound insulation) was installed and whether the executing company was not overpaid. Unfortunately, it is not a significant defect, as some here have claimed.

The dimensional tolerances in building construction are recorded in the DIN and not in the VOB. The VOB is the contract and award procedure for construction services. It consists of three parts. If anyone is curious, please PM.

In a private home, a building law acceptance is generally not carried out. If it is done, it is only with regard to statics or fire protection (in extraordinary houses or if it concerns several residential units and fire protection is an issue).

and while we're at it: a DIN is always optional, unless the DIN is part of the contract. some companies want certain DIN standards included when signing the contract. in construction, I have never seen this. if the DIN is not part of the contract, no one has to comply with it.

the architect knows that there are height differences between tiles and a thinner floor covering (e.g. pvc) and should have informed the client about this. there are simple solutions beforehand (differently high screed), now it can only be concealed.

A DIN standard is not a may but a recognized rule of technology that should be followed because this type of execution has proven to be technically correct and free of defects. The DIN standard is actually always part of the contract when the VOB, parts a-c, are agreed upon. The DIN standards are included when agreeing on VOB Part C. Part C of the VOB represents the general technical contract conditions for all trades.

A good architect will always agree on the VOB, so there is not much that can go wrong there. If the executing company is good, they will point out differences like the above example. A developer will also agree on the VOB with the companies working for them, but the developer will agree on the Building Code with the client.

: if you have never seen something like this in construction, then you either have not built enough or have built incorrectly: sorry for the statement.

A successful building acceptance depends on compliance with the various generally accepted rules of technology (i.e., according to DIN, VDI, etc. standards).

Attention also with building law acceptances (partly different from the DIN standards): if this is not successful, the building cannot be put into operation.
