4. Balcony railings
Then I assume that there are lockable olives that ensure safety until the balcony railing is completed?
There is an approx. 0.5 cm edge (at the screed transition) between the vinyl floor (guest room) and the hallway (tile) between the basement hallway and the basement guest room. My site manager says that this is to be tolerated according to VOB. Is that correct? Or is this a defect that I can claim? How high may this edge be at most?
This is a question that in my opinion cannot be answered solely based on the VOB, but among other things based on the specification for the screed installer. Additionally: was the basement guest room commissioned to be created as living space quality, or is it rather the case that existing space (with presumably little effort) should be converted into an additional guest area?
If the basement was declared as purely a utility basement in the building application, no one is at fault. The basement hallway – which belongs to the heated envelope – must be executed with insulation and possibly underfloor heating; in the other basement rooms, insulation and screed are generally omitted entirely (unless explicitly commissioned). Therefore, a step of about 5 - 8 cm results between the basement hallway and the other utility rooms.
If the basement was fully applied for, tendered, and commissioned as additional living space, I would ask your architect why he was asleep.
