House construction with a granny flat - extension?

For comparison, the service charge for 125sqm in Cologne is €380. Of that, nearly €50 is for reserves.

Usually, at the end of the year, there is also about €600-800 returned; since the budget for repairs and minor maintenance was not used; or the winter service had almost no interventions, etc.

In return, the stairwell/windows are cleaned, the outdoor facilities as well as the garden are maintained.

What often makes it expensive is when underground garages, elevators, or fire alarm systems come into play.

Putting the financial aspect aside, I don't understand the house planning itself. 130-140m² including a granny flat? How is that supposed to work? Basement yes, but no livable basement?

The construction site is north/south of Hamburg. We are flexible there and only want to look for a plot once we have a roughly fixed house price. We do have one in mind, but if it’s gone, then so be it. It would be between Quickborn and Henstedt Ulzburg. For example, if the house only cost 100k, we would move correspondingly closer to Hamburg. Just an example, as I said. And if the house is too expensive, we have set a maximum distance. If there is no plot available in this area, then the house building chapter is over or at least on ice for the next few years.

The problem is the rent prices here. You really need extreme luck or live in blocks. At the moment we pay about €1100 warm rent and save just over 1k per month. Who knows what it will look like here in 10 years. There’s no use if the prices then rise to 500k-600k and we have saved the difference but end up just like now. We might sell the flat then and use that as a down payment for the house. That would also be an idea...



No, a basement is too expensive. I’ve read here several times that 50k quickly disappears for that and it’s not even habitable. We have an idea in mind – what it would exactly look like in the end, we don’t know ourselves yet, but I’m attaching four files...

These houses are more likely to have around 180m².
You also need that for a family and a senior couple.
But that pretty much invalidates your calculation.
I would roughly assume
360k construction costs
50 ancillary costs
20 outdoor facilities
15 garage.
That is not feasible with 3000€.

I fully agree with you. We definitely don’t need those 180sqm. I’m rather calculating with 140-150sqm. The houses are only examples regarding the structure. But even then it will be tight and I don’t want to live just for the house. I will wait for the talks next week and if feasible figures come up, I would post them here and ask for a review.

The "structure" of the houses you showed is a cost driver. Connections of roofs, transitions, recesses and corners, various roof directions and slopes mean higher time and labor effort as well as additional components. Thermal bridges are problems that need to be resolved expensively. There is a reason why "they all" build rectangular without frills.
