Where is the construction site? If not Hamburg?
The construction site is north/south of Hamburg. We are flexible there and only want to look for a plot once we have a roughly fixed house price. We do have one in mind, but if it’s gone, then so be it. It would be between Quickborn and Henstedt Ulzburg. For example, if the house only cost 100k, we would move correspondingly closer to Hamburg. Just an example, as I said. And if the house is too expensive, we have set a maximum distance. If there is no plot available in this area, then the house building chapter is over or at least on ice for the next few years.
3k for what? 400k minus 100k equity = 300k?

If you actually want a house, then don’t buy an apartment. You will regret it. Better save some more equity and buy a house according to your wishes. One more thing to consider is that an owner-occupied flat comes with higher additional costs: the property manager wants money and you usually pay for extensive maintenance and care of the complex (e.g., gardener, janitor, cleaning, fire alarm system, ...). This should amount roughly to what the house costs you extra. For comparison: additional costs for owner-occupied flats in Munich are about €350 for 84sqm of living space.
The problem is the rent prices here. You really need extreme luck or live in blocks. At the moment we pay about €1100 warm rent and save just over 1k per month. Who knows what it will look like here in 10 years. There’s no use if the prices then rise to 500k-600k and we have saved the difference but end up just like now. We might sell the flat then and use that as a down payment for the house. That would also be an idea...
Apart from the financial aspect, I don’t understand the house planning itself. 130-140 sqm including a granny flat? How is that supposed to work? Basement yes, but no living basement?
No, a basement is too expensive. I’ve read here several times that 50k quickly disappears for that and it’s not even habitable. We have an idea in mind – what it would exactly look like in the end, we don’t know ourselves yet, but I’m attaching four files...
