House construction with 60k equity feasible?

I don't know much about it myself, but a prefabricated house doesn't mean that it is set up and immediately finished. Expansion work is still done on site (and even before assembly).
If you can't or don't want to take care of the house construction yourself, I recommend buying from the developer, as that is a complete package. The price is fixed, and you can only complain afterwards.

I assist the property developer. Just what can be done before a construction... visiting plots, financing discussions, obtaining permits, inspections at the prefab house center somewhere in Germany, etc. When the husband is only home every few weeks, it can really drag on.

Then it’s better to repeatedly visit some projects by property developers (semi-detached house or terraced house) during visits home. If you like one: sign with the notary and then spend a weekend consistently selecting bathroom, floors, doors, and colors in Hamburg, planning sockets and the kitchen (at least roughly), obtaining offers and possibly reducing them, signing contracts. And then receiving the keys after 6 to 12 months. But I would also recommend an appraiser here, who should have been on the construction site at least 3 times and also during acceptance.

The only thing missing is a kitchen studio. If the floor plan is known, a preliminary discussion there is already worthwhile for better detailed planning in the floor plan if this should be possible.

Yes, it is clear that it is not ready immediately, but shorter than building brick by brick. Yep, we would commission a prefabricated house company like Massa Haus or Bien-Zenker. For example, they offer a 12-month fixed price guarantee.

The shell construction might be finished earlier, but it can sometimes take even longer until you can move in.

Schwörerhaus quoted construction times of 1 year at the beginning of this year for our inquiry. Our local solid builder has the house ready to move in within 8 months...

Why not choose an interest rate lock-in of 5 years or more with repayment for the financing? Then you only have the 100% tied up for 5 years and may then potentially reduce the loan-to-value significantly AND the value of the house might increase, possibly. Of course, it's a gamble, but you don't have to accept 2% over 20 years. It would have to be calculated, including the land registry etc., whether it pays off.
