House construction planning, realistic price for a semi-detached house?

Tip for pricing from the landscaper: 100€ per sqm of land. This includes the lawn, driveway, bushes/trees, beds with borders, lawn edging stones, lighting, terrace, etc.

For smaller plots, that might be a good guideline, but not for larger ones. Then we would have to spend 130,000 EUR on our outdoor facilities. But it wasn’t that bad, despite a considerable slope, terracing, L stones, 3 terraces, lots of planting, driveway, outdoor stairs, lighting, etc. But I do believe that, as a rough estimate for average-sized plots with complete outdoor landscaping from the garden landscaper, somewhere between 40k and 60k is reasonable. With a slope, it can quickly be more.

1,300 sqm garden is no longer "normal" either ;). With the standard sizes of building plots up to about 800 sqm, i.e. garden land around 650, it fits very well. Then you are also not far above your mention. Although at €40k I wouldn't know how to manage a nice garden/driveway/terrace, etc. if you have it done – subsidies help a lot there.

I told you all kinds of things about this basic problem yesterday elsewhere - here you have now found your way into the forum where you can read into the examples of (but also of ). Furthermore, the forum search with the term "Mörtelbatzen" will lead you to several threads about sound issues of terraced and semi-detached houses. The keyword is "Kommunwand", and for some time now it is no longer actually "shared" for both halves.

… every house has that nowadays. There is no need to be afraid of that.

… mostly it is the faulty installations by amateurs on the floors that connect or contact the floating screed or their flooring with the exterior wall, so that noises can be heard through the wall.

Currently building an extension to our existing house, 140m2, two full floors without extras. Costs according to the current plan are about €480,000. Floors, tiles, bathrooms, and garden I am doing myself but are already included in the price. Actual pure house costs are €380,000 according to the contract. However, there are two residential units which we will rent out.
