If you were to buy it as a solid house, the final amount would be approximately EUR 260,000 turnkey as a Kfw 70 efficiency house, plus EUR 18,000 for a masonry garage; as a prefabricated garage it is about EUR 12,000. Plus ancillary construction costs EUR 35,000-40,000, plus painting/flooring work EUR 10,000, plus outdoor facilities EUR 10,000, plus reserve for extras EUR 10,000.
There are not only extreme differences among providers of timber frame constructions, but even more in the selection of self-build houses. Self-build house always sounds so cute, but most builders forget that without appropriate knowledge/practice it takes quite a long time until the key can be turned to move in. Not infrequently, relationships/marriages break down; overestimation is a poor advisor.
Get your first offers and you will gain a good overview of what “your” house will cost you. You also do not really seem to be aiming for a “real” self-build house, judging by how your information reads. Electrical work in EL might still be feasible, but I hardly believe you are allowed to do the roof covering yourself => topic warranty.

I originally assumed that I could manage with 200,000 euros for the building; so 270,000 overall; max. however, 300,000 euros.
