How long are the building application times for you? Then about 10 months of construction time come on top. So get ready for considerable standby interest + double burden with kfw loans. Why didn't you first finance the land + development with a variable interest rate? Then you could finance the planning phase from your equity until the building application is submitted. And shortly before approval follows the house loan.

It's not that bad. Sure, the commitment interest is expensive, but during that time, no repayment is made yet. And depending on the progress of the construction, more and more money is spent, so the costs decrease. Aren't commitment interest rates definitely "cheaper" than interest + repayment?

No drama at all, the house will just be paid off a year longer or so, depending on the delay.

You are right, it's not a big deal, but unnecessary extra costs and an extension of the repayment period.

The building application is still the big question mark. According to the architect, it should take 4 - 8 weeks because it’s an exemption procedure and a new development area with a development plan. Streif house The house itself begins production in the factory as soon as the building permit is issued. About 3 months are planned for production, and the subsequent assembly (including finishing, etc.) is estimated to take 4 months.

The bank insisted that the entire project be financed. So initially only the land was unfortunately not possible. Besides, nobody knows how the interest rate will develop.

But as I said, it won’t be that bad since commitment interest is only due from October 2022 onwards, and by then the house should be standing (*fingers crossed*).

And what about the waiting time between ordering at the factory and the start of production? They certainly don’t have any downtime and are just waiting for you. I would definitely plan for half a year.
