One must honestly also say that the commitment interest is less problematic towards the end since the amount becomes smaller. 3% on €50,000 for the final payment is quite manageable for 3 months. But planning with commitment interest from the groundbreaking is not good, as you can quickly end up paying an extra €15,000.

No, 3% per year, as is customary to state in Germany. However, only on the undrawn portion, as already noted here. Okay, 8 months is short, but I don't see it as that critical. Nevertheless, of course the entire offer must be right.

Fortunately, those times are over. So far, I have only seen 0.25 monthly (3% annually) and partially 0.15 monthly (1.8% annually).

Ok. I didn’t know that.., has it always been like that? Or am I confusing it? Anyway: the OP is buying a house, not the builder themselves... when do you pay what then? Also according to the construction schedule? I stand by it: most people underestimate these costs, also here.
