House construction financing - What is possible and realistic for us?

The prices are currently totally exaggerated here in the area (735..)! At the moment, there is a house built in 1965 listed on ImmoScout, of course 180m2 with a large plot (I mean 650m2) for €455,000! But nothing has been renovated yet, easily adding another 150-200 on top! Who can still afford that???

Yes, it is 5km to the nearest school/shopping facility!

Our construction area is currently divided into 2 construction phases.
In CP I 2014/2015 the price per m² was 126€.
In CP II where we bought in 2016/2017 the price per m² was already 150€. Therefore, my plot should now already be worth 165€/m² without having done anything.

I am curious about the prices in CP III in 1-2 years.

For a plot of 400-450m² it doesn’t hurt so much, however, strangely the parcels are getting bigger from one construction phase to the next and thus not only becoming expensive due to price development.

I think that in at most 5 years the prices will go down significantly again, as the existing market will probably explode by then....

I agree with you, but I would also differentiate a little. In my opinion, land prices will rise or remain stable. What will become cheaper once interest rates rise are the construction costs.

However, this calculation is also just "left pocket, right pocket." With higher interest rates, you simply pay more to the bank and have lower construction costs. The total costs will be the same after the loan is repaid.
