House construction financing - What is possible and realistic for us?

Of course, you can build anywhere in Germany for 450,000€ (house only). If you own a plot of land, you obviously cannot compare it to houses that are 30% larger and also have a large plot. Ultimately, you still have to deduct the standard land value for your own plot. This could be sold, which would provide more money for the new construction/purchase. However, the fact is that an "old house will always remain an old house." Additionally, the existing floor plans usually do not fit 100% to your own needs. Therefore, you probably need 10-20% more living space in an existing property or otherwise live with more compromises.

That is probably true. If I had known that back then, I would have taken a plot of land that cost 100k less.

It's not about absolute numbers. For us, it was 500k more... which might correspond to 50k more for others. The point is: A new building is NEVER EVER EVER NEVER cheaper in 2018/2019 than a comparable used property. Whoever believes that also believes in Santa Claus.

I don't know exactly. For the half a million that our house cost in total, we would have only gotten an old terraced house in the existing stock. However, the plots were allocated by lottery and were sold below market value. Whoever got one has already "earned" money with it.

However, I also understand the people here less and less who calculate 1800 euros or more per square meter for a medium or low standard. Professionally, I deal with calculation and contract negotiations, mostly in plant construction, partly also in construction. I have the impression that many builders compare too few offers, conduct too few contract negotiations, and insist too little on contract compliance during the construction phase.

How often have I already read sentences like this or similar here: "Add-ons during the construction phase are incredibly expensive. I wanted one more roof window, now it costs me a fortune." I have also received such add-ons – but I pointed out to my general contractor that add-ons must be created on the same calculation basis/price determination basis as the main offer. Suddenly, the third roof window is exactly as expensive as the second.

why do you think that? I see it differently. When buying used with a very limited supply, the used prices are very high. You may end up paying significantly more for the plot than what you would get from a municipality/city. That's where you can really save money.

Most people nowadays want to sell their place with a decent profit.

I believe building new is ALMOST ALWAYS cheaper than buying a comparable used one!

Because it is obvious and actually the case.
If building new in a comparable location, with a similarly sized plot and comparable living space were cheaper than buying used, NOT A SINGLE used house would be sold.
These are economic facts; anyone convincing themselves otherwise, just like Steffen, also believes in Santa Claus.
