House building costs KfW40 155sqm new build in NRW

Hello everyone,

I have an offer for a new build in NRW. I would be interested in your opinion on the price and also an estimate of where it makes sense to perform work yourself relative to the effort involved.

Key data: prefabricated house, KfW40, 2 full floors, pitched roof DN 30°.

Costs:
370k including base slab, finishing stage see below.

Own work (only labor, materials are provided):
Sanitary installation approx. 3k
Interior ceiling construction (cover all ceilings and attic with drywall, fill EG/OG with mineral wool) approx. 10k
Wall and floor tiles 10k
Interior doors 1k
Painting 9k
Floor coverings 6k

We have included photovoltaics with 20k, double carport with shed 14k (material only here).

Total sum therefore 400k.

How do you arrive at that total? What is your question? Have all the upcoming special requests already been taken into account? Additional construction costs?

The personal contribution is already included in the price. So in the basic house costs + photovoltaics + carport. I just noticed the calculation error. 370+20+14 are 404k€. We have estimated additional construction costs at about 45k. The plot is developed and level.

With what qualities? Special requests?

For a low-budget shell construction house (probably from a known provider) a fitting price.


No. No bargain. If I tell you I buy a car for 25k that is 4.75m long, would you also say it’s a bargain? Maybe it’s a HongFeng without power steering, with manual window regulators, and a crash test rating of 6.

404k€ + own labor (material is provided).

Provider is local. Wall structure is OSB, drywall, insulation (cellulose), wood fiberboard (as ETICS).

The roof is also insulated, although the attic is not developed and only a pull-down staircase is planned.

Interior walls OSB+drywall.

Otherwise staircase made of beech. Tiles and floor covering max 30€/sqm included.

We could freely choose the floor plan. Ground floor with living-dining-kitchen + guest room and guest shower. Upper floor 3 rooms + bathroom.
