Have you already inquired at Fingerhaus?

Weberhaus Rechtenbach (solid construction) probably does not build in FFM. It would depend on how close you are to central Hesse.

Hello, we are also building near Frankfurt (Wetterau) this year

At first, we also had prefabricated houses in mind. We visited the prefabricated house exhibition in Vilbel and were surprised by the high prices...
On the recommendation of a colleague of my husband, we then came across Schäfer massiv from Limeshain. They build solid prefab houses.
We have a garage, no basement - 140 sqm,
210,000€ (excluding additional costs: we calculate these based on experiences of acquaintances who have built here, information from the internet, and of course direct information from the respective authorities. We come to about 15-20,000€ for that)

Furthermore, 5,000€ for the kitchen (excluding appliances as we already have them) and about 5,000-7,000€ for walls and floors (tiles in the bathroom and kitchen are included in the house price)

So completely about 250,000€

The small regional providers are definitely cheaper. We got a quote for a similar project from a well-known prefabricated house provider and were a hefty 70,000€ above that...

Best regards

First of all, many thanks for your feedback - especially from NattySchw. The week was a bit turbulent, so sorry for my late response.

Many thanks, the location would be perfect. You can gladly send me your experiences or the contact person there again via PM and when you roughly built.

@Kitchen
here we are also calculating 5000€ more, no less. And yes, we know what kitchens cost. If you look at X...

@Garage or Carport
probably neither, in Hesse 12m³ garden houses are allowed and several of them on the property.

was never up for debate and will not be.

@Levelness of the property.
For our small garden absolutely no problem – thanks to the upcoming construction road we were now able to locate that more concretely in advance. To what extent smaller adjustments are still necessary for the foundation slab will certainly have to be determined during the survey and soil report. Since our property is very small, the costs for topsoil and turf will remain manageable.

@Scanhaus Marlow Marlow
I never claimed that massahaus is cheaper, the standard Scanhaus construction is just qualitatively somewhat worse. Surely you can also have the planning changed afterward. Overall, Scanhaus Marlow reads really well in comparison and yes, I rather assume that Scanhaus Marlow is somewhat cheaper. According to the current status, massahaus is simply the best in terms of consulting – we are working on a more precise cost calculation with the consultant and then will continue to compare and eventually decide.

@Miscellaneous
We will check whether we organize heating, electricity, and also the foundation ourselves. As I read and according to the experience of other builders I know, there are clear savings potential here.

@Naivety
My follow-up questions are probably misunderstood – strangely enough, we are exactly the opposite, we are extremely skeptical.

So, for now, have a nice Sunday.

Wetterau? We are almost neighbors. We built with Heinz von Heiden (solid construction) in 2016. You can visit a model house in Niederdorfelfen.

Best regards

Hello Murphy,
I had looked at the provider in advance, but honestly discarded them at first.
The opinions were very mixed depending on the region.

Did everything go well for you, were you satisfied overall?

PS - yes, everything is nearby
Best regards

Hello CoolCat
Except for scheduling problems with some craftsmen’s companies and the usual problems that come with building a house, we are satisfied so far.
Of course, there are things I would do differently today.
But all in all, we felt well taken care of.
The price was right and the costs were transparent.
More details gladly via PM
Best regards
