Sounds not bad at first.
We have two more appointments next week, so we will continue to proceed step by step.

In order to better estimate the ancillary construction costs, we will probably start a soil survey now.
Although the plot is still being developed, the construction project manager of the new build area has also positively confirmed our request.
I assume that a simple survey should be sufficient here; the actual survey certainly does not make sense at this time and/or is not yet possible.
It would of course be unfortunate if a second soil survey became necessary - e.g. at the start of construction.

What are the experiences with TÜV Süd for construction-related quality control? Are there better or other good providers to recommend?
The scope sounds "healthy" to us at first, and of course there would also be the review of the construction contract.



I had looked at the portfolio and did not come to these prices - basements are also listed there.

Which house model did you buy?
Maybe share more details - many thanks

On the homepage, Schäfer Massiv does not list prices. We received a folder with all houses plus prices upon request. That was last summer. We were also informed that prices would be adjusted there. So we were lucky. But it fits without a basement. The basements are sometimes estimated with 40-50,000... Construction is expected to start in August, and you? (I cannot write privately because I am new here – we are building in OW)

So we now have an offer for the soil survey - designed for basement construction. The total is €1400 including the report and "technical consultation": €440 soil investigation €320 analysis €400 report & consultation plus VAT. We would probably remove the basement construction again, so the price would be slightly reduced. Overall, this seems to be a typical price (here measurements also have to be taken), or can certain items be omitted (e.g., the technical consultation in the report). Best regards

The expert report is a technical consultation. It consists of an analysis, that is, the land is composed in such and such a way, and a conclusion, therefore this and that should be founded there. It cannot be omitted, K.

Alright - I assume that is absolutely fine in terms of price as well. Acquaintances apparently only had [900€] here, but that was a few years ago.

What I would like to address now is the soil survey. I have repeatedly heard the opinion that it is not necessary if there is no basement. You would find out at the latest during the foundation construction and/or the foundation is not susceptible depending on the construction method. In short, my gut feeling says definitely do it. Is that correct? It also seems to me that the soil survey includes a check for contaminants - Laga-Tab (1.2.3 and 1.2.2), or is that too limited in scope?
