Heritable leasehold property including new construction

Thanks already for the many answers.

Are there any experience values on whether the leasehold is more often extended or not extended after the fixed period expires?
In addition to the leasehold, do I also have to pay property tax?

The house is supposed to be on the outskirts of a large district town (just under 20,000 inhabitants, about 30 minutes by car from Leipzig city center) located between Leipzig and Halle. I have found only a few comparable plots nearby in terms of size. These were around €70,000-80,000 for 400 sqm.

It depends on the contract. It can be or not. You shouldn't worry about that with a term of 75 years (nobody else does either). And even if it is not extended. So what, there is compensation for that. You won't live to see that anyway... Yes, normally all costs that any owner or tenant has. Property tax, garbage, street cleaning, etc. Then the question of whether the leasehold right is worthwhile is moot.

With which arguments? That doesn’t matter. It’s relatively cheap after all Usually it’s extended anyway. But that doesn’t matter since you won’t be there to see the end if you are involved from the start. 2.50€ ... is that cheap? We pay roughly 3.70... people say that’s expensive... :D We have an adjustment every 5 years: last year it was time: about 80€ more per year, that was bearable We live well with the lease, for that our loan for the house is rather low and will be paid off soon. We probably sleep better with a 200,000 loan than with 350,000. The church is always good for that. The bank causes problems with private leasehold. For the land/owner/tenant relationship it’s the same: you feel like an owner, you can do everything like an owner.

But the selling price of such a property is simply worse than without [Erbpacht] ... One should also consider that .... It can happen that you might want to sell the house someday .... divorce etc

I have to disagree with you there. Heritable building rights are just as much in demand as full ownership.

One must understand how the churches pay the pensions of their clergy. From pension funds, which are fed by the lease agreements of the [Ländereien]. Therefore, the church usually does not sell land, whether it is agricultural land or house lease. Thus, it is very, very likely that it will be extended after the 75 years. Why would they want to have the house!
