I can't argue against that or provide any evidence, so I'll leave your statement as it is. Maybe it was a special case. I don't know for sure. My impression is that loan-to-value limits are common. Just did a quick Google search, and you find similar things. Are you perhaps regionally rooted, so that the hereditary leaseholder usual there doesn't have such rules?

I also know it that way, that the lending value for [Erbpacht] must be better. It is also understandable.

No, we finance nationwide. Just today I received a brand-new ground lease contract from Stuttgart. No restrictions there either. Last week something from the Ruhr area (but for an office building) - there the ground lessor wanted the ground rent paid in advance - but it was still cheaper than buying.
