Help with floor plan/zoning plan

Unfortunately, the kind gentleman from the building regulations office in Kiel could hardly help me either. The only thing that is clear is that the property is located in a mixed-use area and I can therefore build both private houses and our company offices.

For everything else, I should preferably submit a building inquiry application, which will cost me about 200-500€.:((

Since I haven't found anything about this here in the forum, I have to ask:

In my development plan it says: "Green strips and hedgerows must be preserved"

What does that mean and how can I identify these areas on the cadastral map?

That means nothing other than that the green strips and hedgerows are to be preserved. So no clearing or building over them ;)



Do you really mean cadastral map? Because you can't see anything on it.
In the development plan, however, it should be clearly marked (legend)

So, I only received the cadastral map and part B of the development plan from the real estate agent. For the area where the green spaces and hedgerows are supposed to be, there is no development plan at all. On the cadastral map, you can only see dashed lines and dots; according to the real estate agent's description, that could be it, but I am not sure. I am attaching the excerpt for you. The excerpt is definitely from the cadastral map.

Hi,

is the color-marked area the development plan area?
There should be a plan for this, not just text.

Have you taken a look at the property?

Hello.

Yes, the yellow area is the property, but there is definitely no development plan, I have already inquired at the building authority.

No, at the moment we live in Saarbrücken and Kiel is not even around the corner.
