Do you need a gas connection? Even if you are building with a slab of 100-120 sqm, you won't get under that if you don't have to fill something in somewhere. As a layman, you can easily make a mistake here. It's not just the landfill costs but also the LAGA analysis, which has nothing to do with the soil report. That is another 800€ at best plus landfill costs. The network connection costs 2000-2500€, water another 2500€, gas if needed for heating also starting from 3000€.

In addition, there may be manufacturing costs that have nothing to do with development costs. These are paid to the municipal utility.

What is included with your general contractor in the site preparation? Construction power meter, toilet, construction road? Also, the amount of steel is usually lumped together for the offer as long as there is no structural engineering available, meaning something could still be added there.

Are the downpipes connected to the drainage? Is there a stair landing? What about the house base?

I think you haven't fully thought this through or clarified it yet, if you mentally included the house connections in the general contractor contract.

At least you have not yet reached the calculable end with your expenses, even if you know the costs for the house connections.

we also built in central Hesse and as far as the development was concerned, everything was completely unproblematic. Telekom always works together with the energy provider. Both coordinate their work with each other. The energy provider and the waterworks also know each other well – after all, they have developed several houses together. There was a joint on-site meeting together with our architect and construction manager. The energy provider had his red spray can with him and marked on the street where the development would take place from. The gentleman from the waterworks did the same with his blue spray can. For the development into the house, our construction manager had planned three differently sized empty conduits. The pipes for electricity and telecom were also used as planned. Only the gentleman from the waterworks wanted a different access because for him the conduit was 70 cm too deep. Apparently, there are some standards about how deep excavation is usually done during repairs. So a new core drilling in the basement was necessary here.
Our civil engineer also took care of the trench to the house. That was comparatively inexpensive (both the energy provider and the waterworks named their costs exactly in advance).
The day before the planned development, our civil engineer dug the trench. The next day the energy provider and waterworks came and took over their part. Finally, Telekom came and pulled their cable. Completely trouble-free.
Regarding the question of when the whole thing happens: The gentleman from the waterworks said they have very precise specifications: The shell of the building must be standing. But that also makes sense because you need a wall to which the water meter can be screwed. And the energy provider also needs a place for the house connection box, which is usually installed in a recess in the masonry.

Telekom said they only come to lay the lines. So we should plan empty conduits there. We will clarify electricity in the next few days – water is municipal, so we don't have to request anything until the property is even released.

We have an air-water heat pump.

According to the site manager, he takes care of all pipes/connections up to the property boundary. From the property to the house, logically our responsibility begins.

The construction description states: costs for electricity, construction water, and mobile toilets are included in the fixed price.

Regarding the house itself, there shouldn’t be any major surprises. It’s a prefabricated solid construction house with a complete offer and itemized costs and, in my opinion, a well-listed construction description.

So it’s mostly about the few meters between the boundary and the house :)

Yes, it definitely makes sense if the shell is already standing :) Telekom is already in progress. We will clarify Ovag in the next few days. I then assume that the actual civil engineering work for the connections will either be organized by ourselves or carried out by the water supplier? In our building description, I just read that costs for earthworks regarding connections are the homeowner’s responsibility. But I think it can certainly be arranged with them to have it included. May I ask roughly how much water/sewage, electricity and Telekom cost you?

Sure, but please don't be shocked, it's 14 meters from the street to the house. Here are the rounded amounts:

Water: 3,550
Sewage: 5,100
Electricity: 1,500
Telecommunications: 800
