Of course, the costs for those "extras" that arise during the sample selection would still be added?! Getting out of there with "nothing" is rather illusory ...
I haven't looked closely at what you posted here in the first post – just so you know.
On the one hand – as €uro rightly pointed out – a reasonable assessment cannot be made just like that, on the other hand, the entire contract documents (floor plans, BB, cadastral extract, construction contract including payment plan) would have to be available. Something like this takes a good 4 to 5 hours, depending on the scope of the documents. What caught my eye at first glance is that – except for the heating system – no brand names are mentioned and also the pricing/series of sanitary objects are missing as well as the material prices for, for example, the tiles. I also find it funny – by the way, this is how most providers handle it – that the Ug-value for the glass is specified, but not the value for the frame and glass.

... if you take these costs into account – they also apply in Bavaria and can be 5 to 8% higher – and still have some leeway, it also fits with the extras
