No, that’s added on top ... 3.5% GES (Bavaria ole), 2% notary, 3.57% notary. That’s added on top of the planned additional construction costs, right?



350 € / m² with a good existing S-Bahn connection and 35 km distance to Munich is a very good price "around here"

Also, the land has no development plan, so $34 like neighboring buildings.

I can see ... So I come to:

Land: 170K€
Incidental costs for land purchase: 16K€
Additional construction costs: 40K€
House: 250K€
Equipment: 20-30K€ (the extra costs resulting from the specification)

Since your mixed opinion also tends more towards a "realistic price" (offer), the idea of buying the land alone and then "quietly" looking for a "cheaper" provider afterwards is probably off the table ... Too bad (but still better than falling flat on one's face)

That roughly fits... for you about 250k without garage (under 10k for a simple prefabricated garage) and without incidental costs... but possibly more luxury in the fixtures and the "Bavaria factor".

By the way, a prefabricated house is not cheaper than solid construction if you think so.

I haven't looked closely at what you posted here in the first post – just so you know.

On the one hand – as €uro rightly pointed out – a reasonable assessment cannot be made just like that, on the other hand, the entire contract documents (floor plans, BB, cadastral extract, construction contract including payment plan) would have to be available. Something like this takes a good 4 to 5 hours, depending on the scope of the documents. What caught my eye at first glance is that – except for the heating system – no brand names are mentioned and also the pricing/series of sanitary objects are missing as well as the material prices for, for example, the tiles. I also find it funny – by the way, this is how most providers handle it – that the Ug-value for the glass is specified, but not the value for the frame and glass.

1. Land

5% property transfer tax – varies by municipality

... if you take these costs into account – they also apply in Bavaria and can be 5 to 8% higher – and still have some leeway, it also fits with the extras
