Garage too high - What solutions are there?

we are about to purchase a property that slopes away from the street. For this reason, we are first considering what is structurally possible before buying it. The biggest problem turns out to be the height of the garage built on the boundary if we want to build at street level. Here is a picture of the situation:


Unfortunately, with a base that raises the terrain and the height of the garage, say 3 meters, the prescribed 3.20m in Rhineland-Palatinate would be exceeded. What solutions do you see?

A garage is completely overrated. If the plot suits you, simply do without the garage. For us, with kids, it almost always only served as an additional storage room. You don’t really need it (but that applies to many equipment details), but you just want to have it.

Does the garage have to be at the level? Where is the house located, behind it, next to it? Does a lot generally have to be filled up?

It would be nice to have the ground floor at street level and for that reason also the garage. The house would be located next to the garage. A lot would have to be filled in, yes.

A garage is more important than the house. My opinion! Regarding the thread: exemption is the magic word. Ours also ended up 20cm too high, which is normal for such plots. An exemption shouldn't be a problem if the neighbor cooperates. It just costs a bit.

How does such an exemption procedure work? To what extent are the building authority etc. involved, or is it just a written agreement between neighbors?
