Garage position on the property - decision aid

Hello everyone,

we have a building plot in sight, which is currently - together with the municipality / district office - being converted into building land in the development plan (former field). During the process, the road layout changed, and now I am unsure about the best way to position the garage on the property. Since the west / south side is practically unbuildable, I would like to have a fixed covered terrace on the west side, which could possibly be equipped with a lounge / barbecue area / open winter garden.

This is not so much about the floor plan; however, the schematic representation in the attachment fits very well. I am very grateful for your thoughts :).

If any information is missing, I will gladly provide it.

I would place the garage northwest to create a wind-protected terrace, which would then also be easy to roof over.

Yes, I would also find that better than in the East. Especially because of parked/driving-out cars in front of the house.

A boundary garage belongs at the boundary.

Are there photos of the situation? I really can’t imagine such a 90-degree bend.

Presumably no slope?

I wouldn’t make the garage that wide, rather long. 9 m are usually allowed at the boundary.

What does the development plan say about garages and driveways?

Are the neighbors already there?

Basically, I would also place the garage facing northeast here. Under no circumstances park parallel to the street, as you need far too much space to maneuver. However, you should definitely plan the house and garage together; currently, you have windows that open into the garage. In this case, I might even place the terrace rather to the south, so you are not visible from the street. Also remember that usually you are not allowed or do not want to place the terrace directly on the boundary. But as mentioned above, plan together. Terrace with its accesses, house with garage and terrace...

I would prefer the 2nd option directly at the boundary. And plan the garage with the proven dimensions 6x9m. This way, you also have a nice storage room at the back measuring 3x6m. That is very practical. You also make full use of the plot this way, and you can still plan an L-shaped terrace facing South-West. I also imagine it to be much nicer if it is separated from the street by plants instead of a 3m high garage wall.
