Hello everyone,
the topic of building a garage extension has been on my mind for a long time, and times are not getting any better in terms of material procurement, costs, and time.
What I would like to know first, is approximately how much such a build could cost (under/over €100,000?). Because I don’t want to leave a fortune lying around or have large debts in the current times. I think €50,000 can probably be borrowed over 6 years. That is foreseeable. Longer than that, no.
The property with the house belongs to my mother (currently still an office inside), which will be discontinued in the next few years due to age and will then be available to me as living space. The house has a basement and an internal garage (which I use completely). Due to a slight slope (if you can call it a slope at all), the basement is not really a basement. At the front by the street, there is a steep driveway going in, from there 10 meters of house length -> on the other side the ground slab/foundation protrudes 1.10 m above the ground. So a lowering of 11 cm per running meter.
Now I would like to have a 56 sqm garage for parking (car, motorcycles, and storage) as well as with an underfloor lift for changing wheels twice a year (nothing commercial, not even for friends).
Can one basically mention something like this in the building application, or should it be described differently (living space, storage room, wellness oasis with sauna, ...)? "Hobby workshop" sounds like noise, which is probably counterproductive in a residential area (actually mixed-use area because there is also a central bank on the street), since worst-case scenarios are assumed. Workshops have a bad reputation.
I don’t know what the statutes say, but there is enough distance to the neighbor (3.5 to 5 meters). I still have a bit of a gut feeling about the roots of the large trees. Could that become a problem? Also because of the planned driveway between the extension and the maple trees? Paving stones or tar?
The extension is 8 meters wide (like the house) and 7 meters towards the garden, so 56 sqm.
Left: 3.5 meters to the neighbor (single-family house), his hedge (border).
Right: even more distance to the residential complex (4-5 meters or more) to the border.
To the north to another neighbor, there are still 5 meters to the border. There are two large maple trees on the left and right there.
On top of the extension, there should be a balcony. The height will then be about 3.5 meters due to the slight slope (so up to the first floor, so that you can go out to the balcony from the kitchen at ground level without a step).
Down in the "basement" directly at the outer wall to the planned extension are:
- Water pipe (currently for the garden)
- Gas heating (for radiators)
- Wastewater pipe (but probably cannot be used due to height difference of 1.10 meters)?
- Fuse box for electricity
So only drilling through is necessary.
Behind the house, the ground slab protrudes 1.10 m above the lawn/ground.
Therefore, at the new extension, a staircase to the basement (i.e., breakthrough with door and 4 steps) is planned.
An underfloor lift should be installed on one side.
The floor should be tiled. And the masonry plastered.
On the left and right, one long window and one door each.
At the front, instead of a sectional/roller door, two floor-to-ceiling sliding windows about 2 meters high are desired on both sides. The drive-through width should also be 2 meters. It shouldn’t look like a workshop but in case my two children need an apartment in 15 years, the hall can be partitioned and each has 25-28 sqm (student apartment).
Yes, inside I would initially have it completely open, so "cantilevered" without an intermediate wall (only a balcony as mentioned above at the top).
Next to the extension, a carport for 1 vehicle is to be added.
Now you know what I have in mind (see also sketch).
It would be interesting to get an estimate of the total costs as mentioned above.
Then how do I proceed?
Who do I contact first?
Architect fees?
Notary?
etc.
I have never dealt with this before and am a total beginner. I look forward to more detailed information about the project or improvement suggestions.
