Floor plan - Where is the potential for optimization?

Hello everyone,

we are about to enter the approval planning phase, but we are still interested in the feedback from the forum. Because we might have completely overlooked something or haven't asked ourselves some questions yet.

Edge development - yes, garage
Number of parking spaces - two
Number of floors - two
Roof shape - flat roof

Anforderungen der Bauherren
Number of people - 4 + two adults, two children

I believe our requirements have been incorporated very well into the architect's design. We have no more change requests for the floor plan. We still want to adjust the bathroom and windows, but not the room layout anymore, or only in the entrance area. Here we are still unsure whether we want to completely swap the toilet/shower and the wardrobe.

We like it very much because it is simple, open and very straightforward. We are still not sure whether we want to roof the terrace. Options would be a concrete roof (exposed concrete) or a flexible automatic sun sail. Due to the light incidence, we tend to go for the sun sail.

I cannot imagine that it is especially pleasant in the summer to have the trash bins so close and enclosed right in front of the house door. So planned and integrated into this "Vestibule" I find good, but I would make them accessible from the other side, even if it's a longer way.

I really like it too, especially the straightforwardness; you have probably turned everything over and thought it through multiple times anyway- I would probably make the access from the garage further forward and not so close to the living area; a possible shortcut to the kitchen would only be minimal but besides the groceries, garage smells, cold, etc. also come into the house. Likewise, the additional door to/from the pantry would be too much for me, since there is already another access right next to it from the kitchen. Otherwise.....send me the address - I'm moving in! oh yes, regarding the terrace; I am a fan of a glass roof with a shading option underneath, because we use it as an outdoor living space for almost 9 months and the glass roof keeps dew/moisture away.

A few pieces of information and measurements are missing. At first glance, it looks really great. Finally, the basement is considered as proper living space. Draw in each room, to scale, the existing and desired furnishings. Don’t forget the walking paths around the table. I wouldn’t swap the WC and the cloakroom. As you have drawn it, there is a clean separation between the dirty area and the living area. Otherwise, you’d have to walk through a puddle of water from the shoes in your socks. I find the objection about the trash bins justified. The lack of storage space is well solved by the built-in cupboards in the basement. I am in favor of the sun sail. Simply because it doesn’t darken when you are not using it.

I might also rather move the trash bins out of the entrance area and relocate them to the garage. It is big enough after all
