Hello everyone,
below you will find our plan. We look forward to your feedback.
Development plan/restrictions
Plot size: 900 sqm
Slope: No
Site coverage ratio: 0.3 or max. 180 sqm
Floor area ratio: None
Building window, building line and boundary: 5 meters each to the street or neighbors
Number of parking spaces: No specification
Number of storeys: 2
Roof shape: Gable roof or hip roof
Maximum heights/limits: TH: 7.5 and OK: 11.50
Maximum access width: 5 meters
Clients' requirements
Style, roof shape, building type: Gable roof
Basement, floors: Basement and 2 full floors.
Number of people, age: 2 adults, 2 children: 34, 33, 8, 6
Office: Family use or home office?: Office is also used as a guest room
Overnight guests per year: 12x
Open or closed architecture: semi-open
Conservative or modern construction: modern
Open kitchen, cooking island: Cooking island
Number of dining seats: 10
Fireplace: Yes
Music/stereo wall: No
Balcony, roof terrace: Balcony
Garage, carport: Garage and carport
Utility garden, greenhouse: No
Other wishes/special features/daily routine, preferably with reasons why this or that should or should not be: A children's bathroom on the upper floor is not necessarily desired. We want to do laundry on the upper floor, so rather a utility room.
House design
Who designed it: DIY
What do you like most? Why?: Own wardrobe, cooking and dining area (cook a lot) are not in the line of sight of the living room.
What do you not like? Why?: The terrace roof is actually too short at 2.80 meters.
Personal price limit for the house, incl. fittings: 750K
Preferred heating technology: Geothermal
Why is the design like it is now? For example:
It is well aligned with the conditions of the plot (corner) and the needs of our family.
What do you think makes it particularly good or bad?
We particularly like it because it fits our needs (spacious living room and large kitchen as well as a separate wardrobe). Possibly, the parents' bedroom is not so optimal because it might be too tight (also due to the chimney) if you want to put 2 bedside tables on the sides.
What is the most important/basic question about the floor plan summarized in 130 characters?
Do you think the floor plan is practically suitable as it is? What improvements do you suggest?
We planned a sliding door to the kitchen but are unsure whether there should be a door at all, and if yes, what kind of door? The same question arises for the wardrobe. Would you adjust the window planning in the living room?

below you will find our plan. We look forward to your feedback.
