below you will find our plan. We look forward to your feedback.

House design
Who designed it: DIY
What do you like most? Why?: Own wardrobe, cooking and dining area (cook a lot) are not in the line of sight of the living room.
What do you not like? Why?: The terrace roof is actually too short at 2.80 meters.
Personal price limit for the house, incl. fittings: 750K
Preferred heating technology: Geothermal

Why is the design like it is now? For example:
It is well aligned with the conditions of the plot (corner) and the needs of our family.

What do you think makes it particularly good or bad?

We particularly like it because it fits our needs (spacious living room and large kitchen as well as a separate wardrobe). Possibly, the parents' bedroom is not so optimal because it might be too tight (also due to the chimney) if you want to put 2 bedside tables on the sides.

What is the most important/basic question about the floor plan summarized in 130 characters?

Do you think the floor plan is practically suitable as it is? What improvements do you suggest?
We planned a sliding door to the kitchen but are unsure whether there should be a door at all, and if yes, what kind of door? The same question arises for the wardrobe. Would you adjust the window planning in the living room?

The non-balcony at the top right on the upper floor looks very unfortunate. Make the ground floor & upper floor longer, and the access to the basement indoor, from the garage or cloakroom.

The overhang of the upper floor house on the carport/garage roof is certainly somehow feasible, but will be structurally challenging (and expensive).

750 thousand euros for a 200 sqm house + basement + garage & carport will be tight to impossible.

Thank you very much for the feedback. I see the points. We had also already considered making it longer, but that would be a few more square meters...
The access to the basement is also intended to be from inside, from the staircase end in the living room.

Access to the basement from the living room? Are you serious? That would bother me a lot. Especially stairs are a "highlight" that you can't really appreciate if you enter the house at a 90° angle to the stairs. I would at least add another access from the garage to the hallway... A children's bathroom instead of the utility room and a laundry chute to the basement belong on the upper floor. With the house size including basement and balcony, I don't consider 700k feasible; I would immediately cut the balcony.

A floor area ratio of 0.3 actually means 270sqm

Good decision! What will go in the basement? 100sqm of storage space?

Even with €750,000 you won’t be able to build this over 200sqm hut plus basement plus balcony plus garage.
Should the €750k also cover incidental building costs and outdoor facilities? I don’t even see the house covered by that.
You have planned everything a bit too big. On top of that, there is a balcony—who or what is that for?
Have you even spoken to a professional, general contractor, construction manager, or architect?

mEA "hideous" (sorry for that and of course this is only MY personal opinion)

The gable roof does not fit with the rest, why not make everything cubic, at most a shed roof. Then also omit the incomprehensible parapet in the partial area of the roof balcony, do not recess the railing and thereby give the whole building a much clearer line.

Outside stairs? Phew, I know them well enough and there are more problems with them than advantages. I would think about that carefully. If the basement is within the thermal envelope, then the mEA is out anyway.

To place the offset exterior wall of the upper floor on the widely spanned terrace roof without support? I know that from my studies ;-) Those were always the architects with 6B pencils and the civil engineers always had to "straighten that out" again ...)
Statically complex and therefore expensive, also visually at least "awkward"

The DIY nature sadly shows clearly in the design (see my first sentence)

I would clear the table and start over AFTER you have described a room program here, indicated the budget, and filled out the outline again. You can specify the style preference (which style do you like, please no mixing ;-))

What I like is the outdoor kitchen and the beautiful large windows in the living room area
