If you want to pay off over 70 years! (assuming 2.5% interest), then yes. Provided that no higher interest rate comes up after the fixed interest period.

Is this a new building?! 200 € more per month for electricity/gas? Then your new building is 500 m² or you did something wrong.

Why €100 for electricity is normal and €100 for gas per month is also normal, if that is ever enough ([Energieeinsparverordnung Standard]). I am not even talking about rising energy prices.
