At least the price for the passive house is slowly adjusting. Let's see what the price looks like after the final planning.

100 € gas costs per month are 20,000 kWh energy consumption... normal in new buildings? Ohh kay.

Where did you get these consumption contributions from? And for whom do they apply?
Has a salesperson from PHern commented on these data?

Sorry for the digression - but purely economically it is hard to justify a passive house - I don’t want to say more. And if your salesperson claims that you can save 100 € on gas and 100 € on electricity through a passive house compared to a normal new building, I would be a bit cautious - also with other statements (hence my somewhat sharp comments)

The topic seems to be closed. If you want southern sun, you could put the living room there instead of the filler room. Or rotate the house... But no matter how you turn and twist the house and the planning: the plot is not particularly suitable for a PH where you want to place it. I wouldn’t do things halfway with the window and room layout. Privacy and garden must primarily work, then you can gladly talk about efficiency. A crawl space is probably also quite an adjustment in the mindset and is not very well received. I once had the chance to enter one, about 1.50 meters high. That’s not for the faint-hearted!
