Hello everyone,

the forum has already given us numerous good tips and critiques which have now been incorporated into our floor plan, for which we sincerely thank you. Attached is the draft from our architect which we already like very much. We look forward to your suggestions and feedback.

I don't really find that. Yes, the open space is open. But to get there, it's quite a way that is not inviting from the entrance. I would probably move the stairs towards the top of the plan so that the hallway can be opened directly towards the bottom of the plan.

Do you mean moving them upwards on the plan into the area of the WC and pantry and accordingly moving the WC and pantry downwards?

2.47 finished height on the ground floor?! I would reconsider that as soon as possible.

Well, I wouldn't swap it 1:1. And the staircase is fundamentally always well placed on the front side.
Generally, a relocation always means a redesign.
Personally, I just wouldn't like it as it is. The entrance and utility room are separated from the house by the intermediate building, and the whole corridor situation feels too divided and long to me and therefore not open in terms of the attractiveness of the living area where you spend time. However, for everyday routines, the corridor can also be disturbing.


I would probably also not plan the living area long, but rather as an L-shape, because southwest is also the garden and actually the better room orientation for garden use. In my opinion, the optimal terrace location in terms of sun orientation would currently be where the chill area/TV and office are.
In addition, you have to consider that five people live in the living area, who cannot avoid each other visually. Such an L-shape always guarantees you a corner where a situation can be shifted: kitchen tasks and around the corner children can watch TV less disturbed. If guests are present, other residents can still use the room more undisturbed. I experience this with our children, who, together with their own children and nieces, stay with us in the living area but without stepping on each other's toes acoustically or visually.
When the kids are a bit older, they could make pizza with friends while the parents watch TV without feeling observed.
The house design is otherwise fluid; windows in the southwest upper floor can be made smaller, e.g., with a sill. However, I would rethink this extension with the entrance in combination with the living area once more.

200sqm plus covered double garage plus a lot of earthworks with a steep slope (as far as the lines can be seen)... Budget is getting tight.
