Hello dear forum members,
after reading for a long time, things are now becoming more concrete for us. We have received an offer and floor plan from a local construction company (GC) with a good reputation. I hope the amount of information is not too much. First of all, I would like to ask you for suggestions for improvement, ideas, comments on the floor plans, of course also gladly on the data given in the questionnaire.
Attached are the questionnaire and the floor plans:
Development plan/restrictions
Plot size 810m²
House size 160m²
No slope
Floor area ratio 0.25
Floor space index 0.375
Building window, building line and boundary drawn in site plan
Number of parking spaces 2
Number of floors 1
Plot/house is located in the 2nd row
Access via neighbor's property (registered right of way and utilities in the land register)
Plot is reserved but not yet purchased, should be done shortly
Requirements of the builders
Style, roof shape, building type classic single-family house with gable roof
No basement, 1 floor
4 persons, ages 38, 35, 3, 1
Office: family use
Conservative construction
No fireplace
Carport with shed
Utility garden, greenhouse not yet planned
House design
Who created the design:
Designer of a local construction company
What do you like in particular? Children's bathroom, knee wall 150cm, dressing room, size of the individual rooms
What do you not like? Actually everything so far
Price estimate (offer) designer: 270k €
Preferred heating technology: gas condensing boiler (house according to energy saving ordinance)
Other house details: central controlled residential ventilation with heat and moisture recovery (Helios)
Electric roller shutters mounted on all windows
Wall construction outside: clinker, 4cm air gap, 16cm WLG035, aerated concrete 17.5cm
Inner walls 11.5cm sand-lime brick
If you had to do without, which details/extensions
- you can do without: actually nothing
- you cannot do without:
