Floor plan single-family house 147m2 - opinions, criticism, suggestions for improvement?

Due to the holiday season, the planning has been somewhat delayed. We have now arrived at the attached version. Overall, we are very satisfied with the result. Many thanks again for the many great suggestions. We would like to approve this draft with our property developer soon and therefore wanted to post it here in the forum once more. Maybe someone will notice one or two corners or edges that could/should still be changed.



On our side, there are still a few final uncertainties. We are not quite sure how to orient the living area. I have attached a few ideas. In three proposals, it is really only about the orientation and positioning of the sofa. No changes to the floor plan are necessary. The question here is what you find more appealing? Maybe one of you already has a similar setup at home and can share his or her experiences.


In the fourth variant, the kitchen and living area would be swapped. This also looks quite good, and the paths to the terrace would be shorter. The positions of the windows would have to be adjusted accordingly. What do you think about that?

For an exchange, I find the room side too narrow for a sofa and dining table. Basically, I am also in favor of the kitchen on the terrace... but I don't see any crazy ways to carry the meat to the grill. I must admit that I don't like the shifting of the island to the wall and the resulting free space. Boring, while the wall at least creates some tension. And I notice that all the windows on the ground floor become sill-height windows. For me, the kitchen and dining areas would have patio doors everywhere for good and comfortable garden access.

But in the kitchen and dining area there are also floor-to-ceiling windows (height 237 cm) Regarding the kitchen ... I see it the same way, the kitchen would fit, but the living area won’t be good. However, the living area as currently planned is also quite without windows.

Yes, you're right. I often get mixed up... doesn't matter, someone else keeps an eye on my criticism ;) then everything is fine. I would probably give the office an east-facing window. The south side can become unpleasant in summer, the east is always nice for working in the morning :)

;) ... me too ;) .. it's sometimes not easy either. Then you have to flip back to check where north was, because the drawings don't have a north arrow again and you don't have every floor plan discussion in all details in your head .. and before you know it, you've "forgotten", "overlooked" something else again, etc.

I would also be bothered by the missing windows in the sofa area. In addition, I see the risk that the space behind the door in the bedroom is planned too tight. If then 3 cm are missing because the plaster is thicker than expected, you get really annoyed if the wardrobe no longer fits.
