Now I'm not exactly sure which equipment you mean.

I hope it includes everything one typically needs in a house (windows, doors, electric roller shutters, sanitary fittings, etc.) On top of that come the "usual" own contributions: painting/wallpapering work and the floor coverings in the rooms that don’t have tiles as standard.
We sampled before signing and were quite satisfied. The actual sampling will of course still come and will certainly cost some more money.

The house is supposed to be heated with a geothermal heating system, for which we have already applied for BAFA funding. Additionally, there will be a decentralized ventilation system.

Roughly, the house price was or is about €245k, whereby some items were extra (closed staircase, floor-level shower, colored windows, ...). Also included here is a €15k buffer for possible changes to the roof structure and noise requirements prescribed by the development plan.
Currently, additional costs of about €20k are added for widening the house by 0.5m per side, giving us an additional 20 sqm of living space. For this, the previously calculated garage with €15k was initially removed.

Why? The thing doesn't bother anyone back there in the north, but instead there is brightness and warmth in the house thanks to the appropriate windows

I have quietly roughly calculated your draft (for me) and it is about EUR 20k above your figures; without buffer. I am always grateful to be able to compare my values with the reality of the users. Thanks for that as well

Regarding the drafts, I personally find these very good and would actually have had only the first remarks given, which have already been communicated. Personally, I would have missed a pantry, but everyone has to decide that for themselves.

Did you make the draft yourself with a tool, or how should the sentence above be understood? If yes, which one?

So, last night there was some discussion. We'll draw it with the entrance facing east and see how that looks with the window arrangement and so on. Then we'll see which we like better. Unfortunately, I don't have a digital plan of the plot, so I have to fiddle a bit with the positioning of the house/garage.


The basic floor plan of the house also included a pantry accessible from the kitchen. But if I have windows plus two openings in the kitchen (kitchen access, whether door or open; pantry access), we miss a bit of space for cabinets. The square meters of the pantry are now included in the utility room. And there will be a small storage room under the stairs.



Yes, self-drawn. Meanwhile, the plans also come from professional hands, but on paper I can’t quickly move everything around and see what changes. And the planning architect can’t keep redrawing all my sometimes not-so-great ideas each time.

The tool is: meinHausplaner. - A bit fiddly in my opinion, but if you work with it a bit, the 2D floor plans go quite fast. It also offers a direct 3D visualization. Here you can apparently change all the color representations, but I don’t really understand that part.
