Thank you for presenting a previous draft. This nicely shows the value of planning with an architect: the "spirit" of the design is preserved, the house is adapted. A subcontractor of a general contractor, on the other hand, either compresses the previous design until it fits within the budget window but pinches in all areas (and usually also becomes prone to corner premiums) – or he pulls out a completely different design from the drawer, which usually resembles the first attempts of amateur planners in a surprisingly poorer quality.

On the ground floor to the east and south, all smart-controlled venetian blinds. In the bedrooms, we need it absolutely dark and would have gone for roller shutters. This naturally has disadvantages for the children's rooms during the day. Or has anyone had good experiences with a combination?

We have a combination of roller shutters and the CDL venetian blinds from Roma and are very satisfied with them. However, in the bedrooms, I would stick to roller shutters if at all possible, if you want it pitch dark. The CDL venetian blinds darken much better than the crimped slats in our previous house, but in my opinion, if it really has to be completely dark, there is no way around roller shutters.

I would move the house as far east as possible.

In my opinion, nothing speaks against rotating the house. Apart from the slight additional costs at the CP.

I did the calculations. On your side, 3.2m distance should be sufficient in the east. According to BYBO 0.4 * h max
