Hello everyone! We recently bought a great plot of land and are now looking forward to planning a single-family house for us and our 3 children. I have filled out the questionnaire, but first a few details about the plot and the location.

We bought a part of the garden of a large property. The seller lives in a bungalow on the remaining part. However, this will probably be sold within the next 10 years and then divided into 3.

The plot is a triangle (Parcel 4 in the last attachment). The access road is a dead-end street in the north. So, there is little traffic, but many walkers, as we are at the edge of the forest. To the south is a little-used street, which lies below our property. The south side of the plot is very private thanks to a tall hedge and tree planting. The plot is only overlooked by 2 houses to the north and the neighboring bungalow to the east. But later, a two-story house with an east-west orientation will probably be built in the east.

We therefore had the idea to build the house in an L-shape to create a private terrace and garden area that are not overlooked by the neighbor to the east. The south side should have as much glass as possible, since no one can look inside. Now to the questionnaire:

House design
Who designed the plan: Architect
What do you particularly like? Why? Continuous windows on the south side: L-shape, which creates a private terrace; all bedrooms with mountain view to the south; separation of children’s rooms from the parents’ room.
What do you dislike? Why? Ground floor should be redesigned: another office is needed; WC has no window; living room possibly too large.
Price estimate according to architect/planner: 1.2m with cellar, garage, pool and outdoor facilities. Without land, ancillary building costs, kitchen, and lamps but otherwise “all in”
Personal price limit for the house, including equipment: 1.2-1.4m
Preferred heating technology: heat pump plus photovoltaics

If you had to do without, which details/extensions
-can you do without: pool and sauna
-can you not do without: 3 x children’s rooms; 2 offices (1 combined with guest room)

The main question right now is how we can optimize the ground floor, but I look forward to your comments and ideas!

The floor plans are oriented north!

The cubature and facade views seem terribly uninspired for the amount of investment. The design looks like a school or an extension of an office building.

I thought so but didn't dare to write it. The exterior immediately reminded me of my elementary school. And upstairs the long corridor leading to the individual classrooms. :D

About the project itself:

Phew, and already the next "monster project".
Plans of the "old school" are somehow difficult to read and I've been looking for the 28 m² granny flat for hours. Is the working/dressing area supposed to be in the entrance area? I also have difficulties with the square meter specifications and the non-existent wall thicknesses and windows. (Windows can only be seen in the views).
The living hall shows 38 m², but the room is dimensioned 4 x 10.5 m and thus tends toward a "living corridor".
10.5 m long narrow corridor on the upper floor and at the end a mini-bathroom (in relation to the whole property) for the 3 kids.
Now the second office still has to be somehow integrated/planned....... so everything has to be completely overhauled.

The exterior view really needs improvement

Dining area looks cramped. Check dimensions.
Kitchen island too delicate to work ergonomically
Staircase seems too short. I assume a higher floor height.
Furnish living room properly. Very narrow and long.
Dressing room in front of the office? Leftover piece

Children's bathroom very small
Children's room/hallway lined up like in a hospital

I like both the exterior view and the basic spatial layout of the floors very much. The children's bathroom is definitely too small for three children and is proportionally not in line with the rest of the building. I like the open design with many windows facing the garden. The rather discreetly opened north side fits. The kitchen seems a bit small to me, especially the cooking island appears to be quite modest in size at first glance. The hallway can become narrow with three children who have to get ready simultaneously in the morning (speaking from experience, we also have three children and currently a very small hallway). The living room is not entirely clear to me and seems somewhat elongated. It obviously seems to be a first rough draft. I like it and would ask the architect to develop it further. Whether it can work in all details (length of stairs, living room, bathroom, etc.) will then be seen on the proper plans.

The container "style" is not my thing at all, but not worrying about wall thicknesses yet in the preliminary design is very good.
