So, first of all, this is not an overhead line that makes noise like a high-voltage line. These are the usual power lines in the villages in RLP, which are gradually being replaced by underground cables. I think the building is a real gem for the region. Something really nice can be made out of it. I would find demolition terrible. But - even if I sound like a broken record - send in an expert for renovation who has experience. We only paid over 2000 euros for a replaced 3.80 meter long beam two years ago. Energy consultants are just that: energy consultants. Not structural engineers. Not experts for renovation. If we had listened to the energy consultant, we would have caused serious building damage. And outside the metropolitan areas, where any price is paid for dilapidated houses without inspection, it is also feasible to arrange with realtors to send in an expert for a second appointment.

Do you need more? The basement will be an old building basement, which you accept if you are a friend of old buildings.

It does have charm indeed…

… however, I recall that you appreciate exactly the newness of your house.

Do you have a recommendation for the region on who is good for something like that? Specifically for old building refurbishments? I assume I should also consult an architect if I want to change a bit? We don’t want to change too much. On the upper floor, a door opening and a new wall. In the basement, extend a corner a bit if statically possible, and remove two non-load-bearing walls in the annex.

For that you need an architect and most likely a structural calculation. Alone because in old buildings the structural integrity is often not as consistent as in new buildings. Especially when the roof is to be redone. Is it solid masonry or plastered half-timbered on the upper floor?

That is clearly an architect’s project. Those suitable for renovations also handle small projects. To me as well, preferably by email. Be glad for every helpful expert, and you can never provide them with too much basic information. By the way, I don’t believe you live at Thirty-seven Dreizehnstraße ;-)
