Floor plan planning in the final phase, your opinions??

Hello everyone,

first of all, I am overwhelmed by the participation in this forum. I only came across it tonight, I don’t even understand why, because we have already been planning our single-family house for 3 months.

We have created floor plans for the ground floor and upper floor with our architect. It’s nothing fancy, compared to floor plans I have already seen here :eek:

Upstairs (dormer side) is north. The plot doesn’t allow for anything else.

There should still be room for a pantry somewhere on the ground floor. The question is where.
A fireplace and chimney were actually not planned since we consider the cost-benefit factor not sensible. But we are starting to think about it. Would there still be a sensible place for a chimney in the living room now?!
The only thing I don’t like on the ground floor is the entrance area. Due to the door to the guest room, there is no room for a wardrobe.

Upstairs there is a pitched roof dormer, we wanted a flat roof dormer, but our architect said it simply looks better visually. What do you think?

Do you have any ideas, criticisms? That would be great :)

It is not clear to me why the property offers nothing else but the main window front to the north and the west sun is only captured through the small toilet window. For me, it is a planning mistake, unless everyone in the family suffers from photophobia. What does the property look like, where would the driveway or the street be?

I have to agree with ypg. The rooms facing south are actually more like utility rooms (laundry room, guest room) for you. In principle, it makes sense to move the entrance to the north and the living room to the south. But apparently, there are reasons for this.... By the way, the guest room seems almost square to me, which will make it difficult to fit a double bed there, whether as a real one or as a pull-out couch. I would like to see the elevations. You only have one window on the east and one on the west side on the ground floor each. Why?

Hello AlexOSL,

do you really want to have an open kitchen? We also had it open at the beginning, but afterwards we closed it.
If the kitchen is closed, there might be a little bit of space for a tiny pantry. But your kitchen will be even smaller because of that. It’s really tight for you.
We did it like this:

That's true, I did not mention that. The street is to the south, so on the entrance side. To the north, we have a garden of at least 25 meters in length. The number and arrangement of the windows have not yet been planned.
