Floor plan planning in the final phase, your opinions??

Stairs directly behind the front door I find inconvenient. Everyone who goes up or down carries street dirt through the house.

A site plan of the property would not be bad. I have to be honest: I would not be happy in a house without south or at least west sun. Our driveway and street are also on the south side, yet the kitchen, dining, and living areas face south. The entrance is on the east side. Are you building without a basement? Is this utility room sufficient for technology, laundry, and storage space? I don’t know how often you have guests, but I would skip the guest room and instead plan for a pantry and possibly a wardrobe. If guests are not the norm, then a children's room can also be freed up. If there is no guest room, then also no shower on the ground floor. Nobody uses it anyway.

So, before trying to tackle minor details here, the location of the rooms and the position of the house should be fundamentally reconsidered. It is not a dilemma to have the garden in the north... you can also have the living room facing southwest, and then move the terrace to the west/north side... I strongly assume that this house is a standard-type house. Nevertheless, there are always ways and options to rotate and mirror houses, possibly both, and change the room layout accordingly to achieve living quality. But we have received too little information in the forum for that! The living room can well extend over the west side if the entrance is to remain at the front. With a window to the south. The kitchen can then gladly be placed on the north side, dining in between (west/north) with access to the terrace. Then put the guest and utility room in the east. That’s all I have to say for now: first the rough layout of the rooms, then the minor details :)

I am currently reading: Architect!
What kind of person is that?
Normally, the architect asks for the wishes, you mention wardrobe, pantry, etc. And he plans according to the property and the development plan.
Either I would change the architect or put some pressure on the general contractor (if that is what he is), to come up with other plans from the drawer! :)
