Floor plan optimization for a semi-detached house of 150-160m² on a 360m² plot in a new development area

Good evening everyone,

I am new to the forum and after reading quite a bit, I would like to post our preliminary planning here in the hope of receiving a lot of constructive criticism.

In the new development area, there is a development plan with specifications regarding roof pitch, maximum eaves height, etc. These things were of course taken into account during the planning. If any relevant information becomes necessary, I will gladly provide it later.
The plot has an almost exact west-east orientation with a wall to the other semi-detached house in the north.

About our space requirements:
We will be four when we move in, and since I am a teacher, a study is necessary.
Initially, we would place the children's room for both children together with the master bedroom on the upper floor. Later, the children are supposed to each have their own room in the attic...

Oh yes, we would like to do without a basement.

Addendum: In this case, we would build 2.5 stories with a gable roof. The roof pitch would be around 33°. Although the children's rooms appear very large, a lot would still be taken up by knee walls and the height up to standing level itself... The partition wall between the children's rooms would be located directly under the gable.

Swap the bathroom and guest room (because of the pipes) and place the double casement window for the stairwell lighting over the hallway rather than over the stairs.

Be sure to draw furniture to scale, namely the existing or desired ones. Consider the 2 m line for the children's rooms.

The drawn-in furniture (sofa, cabinets, table, beds) is to scale.

The issue with the double casement window in the hallway is a point we have already been discussing here in parallel: more light through the open staircase also on the upper floor vs. better accessibility... The decision is still pending and we hope for good animation support from the provider.

Why would it make sense to swap the bathroom and guest room? Would that "waste" the second light axis in the living area?

How do I determine the position of the 2m line in the attic?

The staircase seems a bit short to me. In any case, it will be really steep. The wardrobe in the bedroom is only drawn about 40cm deep. In reality, such a wardrobe is 60-70cm deep. Swap the bathroom and guest room so that the pipes from the bathroom lead directly down into the utility room. I find the kitchen/dining area cozy and tight, especially around the table. Remove the island and possibly make the kitchen unit a bit longer towards the stairs. I would skip the window in the storage room. You already don’t have much storage space, and the window doesn’t make it any better. Where will the bicycles go?
