I don't think the arrangement is good with the living room as a passage room. The children always have to go through the living room to get to their rooms. When they are still small, they bring friends over during the day (just imagine a bunch of 8-year-olds going in and out several times a day), and when they are older, they come home late at night with friends; you will never have peace in your living area. But with the granny flat in a bungalow, I can't think of a better layout either. Ypg has already shown some good ideas there.

The issue with the holiday apartment is certainly an interesting point, but one should think about it very carefully and calculate it in advance. We have a guest room/second bedroom and two bathrooms. When guests visit, one bathroom is for the guest; on the other 300 days or more, each of us has our own bathroom. Family can and should live close by, holiday guests, please not. I rented out my house or main apartment as a holiday apartment for years and that was quite lucrative. BUT: only well-paying guests are interesting, and they rightly have demands. Amenities, location, size.......if you then also have to handle the taxes, it will take a long time before such extra effort pays off. Cleaning....do you want that? I had a person who liked to do it and did it well, but I also paid her very well. If you don’t do any of that, it won’t work well, you will get bad reviews, etc. Best reviews bring good revenue but they cost a lot of money and effort, as well as personal restrictions. In your case, I would rather create a somewhat separate or at least somewhat separable guest area or think about a nice garden house. The floor plan design is difficult enough anyway, budget limited, with the granny flat you are giving up many possibilities to make your own place nice.

Wrong, because as you yourself say the correct back calculation would rather be: €425,000 : €2,750/sqm = 154.54 sqm. Nothing. No matter where you want to go, from the front door it’s a pilgrimage path to every room, and living-cooking becomes a furnished over 60 sqm hallway. This is the perfect house for a life as a sitcom – someone is always walking through the picture. A holiday apartment as a maisonette, where you reach the sleeping floor above the living area via a samba staircase, is well received by families with children.
