Hello everyone,
we have purchased a plot of land and are now considering how to sensibly build on it with a bungalow meeting Kfw 40+ standard. We have attached an initial floor plan. Currently, we plan to place the bungalow with a 3m distance to the left neighbor within the building window and later build a double carport on the left side. The terrace is also planned to be built on the west and north sides.
Development plan/restrictions
Size of the plot: 579 sqm
Slope: no
Building window, building line and boundary: Single-story the house may be up to 175 sqm, two-story up to 150 sqm may be built over. Building window 23m wide by 14m deep. 3m distance to the left and right, carport / garage may be built on the boundary. House in this design planned at 14m x 12.5m.
Edge development: no
Number of parking spaces: 2
Number of floors: 1
Roof type: hipped roof
Style direction
Orientation: garden to the north
Maximum heights/limits
Further specifications
Requirements of the builders
Style, roof type, building type: bungalow
Basement, floors: no basement, ground floor, attic may possibly be converted later
Number of persons, age: currently 2 adults (33 and 30), one baby, another child possible
Space requirement in GF, UF: GF 175 sqm including approx. 32 sqm granny flat, UF may be converted later, hence the stairs
Office: family use or home office?: home office
Overnight guests per year: overnight guests will be accommodated in the granny flat, otherwise vacation rental
Open or closed architecture: open
Conservative or modern construction: modern, although the bungalow is probably rather conservative
Open kitchen, kitchen island: yes, planned
Number of dining seats: 6
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: double carport later
Utility garden, greenhouse: no
Further wishes/special features/daily routine, also reasons why this or that should or should not be: granny flat is intended for vacation rental, open design with open kitchen / living / dining desired.
House design
Who designed it: ourselves
What do you like in particular? Why?: the open design of kitchen / dining / living and the separation of private rooms
What do you not like? Why? bathroom of granny flat has no window, private rooms are cramped
Price estimate according to architect/planner: approx. 425,000 EUR excluding floor and painting work
Personal price limit for the house, incl. equipment: 470,000 EUR
Preferred heating technology: air heat pump
If you have to give up, on which details/extensions
-you can do without:
-you cannot do without: granny flat, open design
Why is the design as it is now? for example
Our own (limited) creativity.
What is the most important/basic question regarding the floor plan in 130 characters?
How can we design the rooms so that they are not cramped, still have all windows, and kitchen / living / dining are open?
We look forward to your input and ideas. The floor plan currently reflects only our idea and has not yet been planned to the centimeter. The dimensions serve as a rough guide.
